Who evaluates mechanical waste in your building?
Westbridge Energy Consulting is an independent engineering practice active since 2021. We evaluate commercial real estate across Charlotte and the Piedmont region of North Carolina, conducting rigorous ASHRAE walkthroughs and investment-grade facility audits with zero equipment sales affiliation.
Who operates Westbridge Energy Consulting in Charlotte?
Westbridge Energy Consulting is an independent commercial building performance consultancy based at 1210 North Tryon Street, Charlotte, North Carolina 28206.
Registered as an engineering advisory practice under the laws of North Carolina, United States, Westbridge was founded in 2021 by a certified commercial energy auditor holding active professional membership in the American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE). Client inspections cover commercial office properties, light industrial plants, and multi-tenant assets throughout Mecklenburg County, Cabarrus County, and the broader Charlotte metropolitan district.
Commercial independence governs every inspection we perform. We do not manufacture chillers, we do not stock ventilation hardware, and we do not hold distribution agreements with controls contractors. Because we accept no commissions or equipment markups, our audit reports reflect objective measurement rather than an incentive to sell replacement machinery.

What services does our engineering practice deliver?
Standardized ASHRAE Level I and Level II energy audits isolate mechanical defects, envelope leakage, and utility tariff errors in commercial buildings.
Commercial facilities frequently squander ten to thirty percent of their monthly operating budget on uncalibrated economizers, simultaneous heating and cooling in dual-duct boxes, and misconfigured building management system schedules. Evaluating existing utility records against hourly interval data, deploying temporary loggers to record motor power draw, and modeling capital improvements provide clear payback calculations.
Standardized auditing engagements are structured across three service tiers:
Walkthrough Energy Audit
Baseline ASHRAE Level I facility review. On-site visual inspection of plant rooms, utility bill reconciliation, and identification of immediate low-cost operating adjustments.
- Audit Depth ASHRAE Level I
- Site Presence 1 Business Day
- Deliverable Prioritized Action List
Detailed Energy Audit
Comprehensive ASHRAE Level II investment-grade assessment. Three-phase logger deployment, calibrated eQuest hourly energy modeling, and mechanical equipment life-cycle costing.
- Audit Depth ASHRAE Level II
- Turnaround 4–6 Weeks (100k sq ft)
- Deliverable Investment Report
Area-Based Portfolio Audit
Scaled evaluation for commercial complexes, industrial campuses, and high-rise office towers exceeding 100,000 square feet. Portfolio benchmarking and load profiling.
- Target Scale 100,000+ sq ft
- Pricing Basis Per Square Foot
- Deliverable Comparative Matrix
Which diagnostic tools do we bring on site?
Field investigations rely on calibrated physical instrumentation, electrical power loggers, and thermodynamic simulation software rather than visual guesses.
A building cannot be audited from behind an office desk. Operating conditions are directly measured at the air handler, inside the switchgear cabinet, and across the chiller plant header. Every instrument in our inventory is maintained under strict calibration routines to ensure measurement repeatability across seasonal weather extremes.
FLIR High-Resolution Thermal Imagers
Calibrated infrared cameras detecting three-phase busbar resistance, overloaded circuit breaker connections, failed steam traps, and air leakage across building envelope curtain walls.
Current Transformer Data Loggers
Three-phase flexible Rogowski and split-core current transducers recording true RMS amperage, kilowatt demand, and power factor at main distribution switchboards over two to four week observation cycles.
Differential Pressure Manometers
Calibrated analog Dwyer and digital electronic manometers verifying static pressure drop across MERV-13 filter banks, supply fan housings, and hydronic balancing valve ports.
Infrared Pyrometers & Psychrometers
Handheld laser spot pyrometers and digital thermo-hygrometers recording perimeter glass temperatures, dew points, and humidity levels near window mullions and roof parapets.
eQuest Whole-Building Energy Modeling
DOE-2 simulation engine models evaluating 8,760 hours of local Charlotte weather data, building envelope thermal mass, internal lighting heat gain, and part-load chiller efficiency curves.
Field Checklists & Implementation Plans
Structured inspection protocols verifying damper linkage travel, sensor calibration offsets, control loop hunting, and ASHRAE Standard 90.1 / Standard 100 compliance benchmarks.
Why limit our work to five audits yearly?
Capacity is intentionally capped at five detailed commercial audits per year so the principal energy auditor personally inspects every mechanical room and writes every calculation.
High-volume auditing shops routinely delegate field inspections to junior technicians who spend two hours taking superficial photographs before generating a generic report with boilerplate recommendations. Those reports gather dust on facility managers' shelves because they fail to account for building-specific operational constraints.
For an archetypal 100,000 square foot commercial property, a detailed Level II assessment takes four to six weeks of dedicated engineering time. That period includes deploying data loggers, downloading interval archives, constructing an eQuest hourly thermodynamic model, reviewing controls programming line by line, and verifying contractor quotes for capital improvements. Limiting our engagements ensures rigorous oversight on every project we accept.
Which commercial practices do we deliberately refuse?
We refuse equipment sales commissions, vendor referral kickbacks, and speculative energy performance contracting arrangements.
Energy service companies (ESCOs) often offer free or discounted audits with the expectation of selling a five-hundred-thousand-dollar chiller replacement or a multi-year proprietary controls contract. In those scenarios, the audit exists as a sales funnel rather than an objective technical evaluation.
Westbridge does not sell machinery. When an air handling unit can be restored to full efficiency simply by replacing motorized damper actuators and re-tuning static pressure setpoints, that is exactly what our report recommends. Furthermore, in compliance with financial advertising regulations, we emphasize that calculated energy savings are engineering estimates based on historical baseline weather data and existing operational schedules. We never promise guaranteed utility rebates or risk-free passive returns. Actual utility bill reductions depend strictly on ongoing maintenance rigor and occupant behavior.
- Equipment Retailing Refused outright. Zero machinery sales.
- Vendor Representation Zero commercial ties to controls or HVAC brands.
- Rebate Guarantees Calculated estimates only; utility approval rests with provider.
- Subcontracting Policy Work completed directly by principal auditor since 2021.
